1. Buyer’s Responsibilities. Prior to the commencement of the Project, Buyer shall be responsible for those items as provided in the notice “What to Do Before Carpet Installers Arrive.” Buyer hereby acknowledges receipt of and agrees to comply timely with such described notice.

2. Terms of Payment. Buyer agrees to make all Payments required hereunder within five (5) days of the date of each and every billing, provided, however, that the Contract Price is due and payable in full immediately upon completion of the Project. Overdue Payments will bear interest at the maximum legal permissible rate. If any Payment is not made when due, Contractor may keep the job idle until such time as all Payments then due have been made. Buyer’s failure to make payment within five (5) days after the date of any billing or the completion of the Project shall be considered a major breach of this Contract. The Contractor shall have the right, which right shall be in addition to any other rights provided under this Contract and by law, to terminate the Contract and collect all monies due.
If the work shall be stopped for any reason described hereunder for a period of sixty (60) days, the Contractor may, at the Contractor’s option, upon five (5) days written notice, demand and receive payment for all work performed and material ordered or supplied and any other loss sustained including Contractor’s usual fee for overhead and profit based upon the Contract Price. After giving said notice to the Buyer, the Contractor is relieved of any further liability with respect to this Contract. In the event of said work stoppage, the Buyer shall provide for protection of, and be responsible for, any damage or loss of material on the premises.

3. Waiver. No failure of the Contractor to enforce the terms of Payment as described above shall be deemed a waiver, and acceptance of any partial Payment shall not be deemed a waiver of the Contractor’s right to the full amount of the Payment.

4. Delays. Contractor agrees to start the Project and diligently work through completion, but shall not be responsible for delays for any of the following reasons: failure of the issuance of all necessary permits within a reasonable amount of time, acts of God, extra work ordered by the Buyer, inability to secure materials, strikes, accidents, delays caused by required governmental inspections, failure of Buyer to make payments when due, and any other cause beyond the Contractor’s reasonable control.

5. Extra Work and Change Order. Buyer and Contractor agree that any modification or addition to the work covered by this contract must be approved by both parties in writing and that such extra or change-order form shall comply with requirements as provided in the “Extra Work and Change Order” Notice above. The Buyer may not require the Contractor to perform extra or change-order work without providing written authorization prior to the commencement of any work covered by the new change order. Any change-order forms shall be incorporated in and become part of this contract.
The Contractor’s failure to comply with the requirements of this paragraph does not preclude the recovery of compensation for work performed based upon legal or equitable remedies designed to prevent unjust enrichment.

6. Existing Conditions; Contractor’s Responsibilities. After installation of any flooring in connection with the Project, the Contractor shall not be responsible for the repair of any abnormal or unusual preexisting condition or subsequently occurring damage, including, but not limited to, cracked slabs or any other abnormal condition or damage caused by these conditions.

7. Limited Warranty. Except as specifically provided in this Paragraph 7, the Contractor shall not be responsible for any damage after installation of any floor covering arising out of, related to, any cause whatsoever, including, but not limited to, moisture, movement of furniture, appliances, cuts, or indentations, or items broken during installation and not reported to contractor within 24 hours of their discovery. The sole and exclusive liability of the Contractor shall be for defective materials or installation and such liabilities are hereby expressly limited to the replacement or correction of said defective material and/or installation, and no other claims or demands whatsoever shall be made upon, or allowed against the Contractor. This limited warranty shall terminate one (1) year from the Project Completion Date.

8. Asbestos/Hazardous Materials. The Buyer understands that the Contractor is not certified to remove and/or dispose of materials containing asbestos. The Buyer represents that the property being remodeled does not contain asbestos and/or other hazardous materials. Notwithstanding the foregoing, if the property being remodeled requires the removal and/or disposal of materials containing asbestos, the Buyer shall be responsible for making all arrangements for the removal and/or disposal of the hazardous materials and covering all related costs, including, but not limited to, Contractor’s losses sustained by reason of delay of completion of the Project for purposes of removing and disposing of the hazardous materials.

9. Subcontractors, Laborers and Material Suppliers. The Contractor shall pay all subcontractors, laborers and material suppliers. Upon satisfactory payment being made for completion of a phase of the work performed hereunder, the Contractor shall, prior to any further payment being made to the Contractor, furnish to the Buyer full and unconditional release from any claim of mechanic’s lien pursuant to California Civil Code §3114, for that portion of the work for which payment has been made.

10. Buyer’s Insurance. Buyer agrees to carry and have fully in effect fire and other necessary and required homeowner’s insurance at the Commencement of the Project.

11. Applicable Law. The provisions herein are not exclusive and do not relieve the Contractor from compliance with other application provisions of law.

12. Entire Agreement. This Contract and any attachments hereto, constitutes the entire agreement between the parties and may be modified only by a writing signed by both parties.

13. Attorneys’ Fees. Should either party commence any legal action or proceeding against the other based on this Contract, the prevailing party shall be entitled to an award of all fees and costs incurred in connection with such action including, but not limited to, attorneys’ fees, whether or not such action proceeds to a final judgment.

14. Governing Law. The validity, meaning and effect of this Contract shall be determined in accordance with California Law.


Ceramic tile floor cleaning and maintenance

Once you have had your ceramic tile flooring installed you will be very proud of your investment and will no doubt keep looking at it with a happy heart. Ceramic tile is easy to clean and maintain, so many years of that joy is a given if you know what to avoid. Here are some pointers as to how to keep your tile flooring looking vibrant and new:


Caring for your ceramic tile right after installation

It is important that you seal all the grout joints in your ceramic tile flooring as soon as they are properly dry or as soon as possible after that. Also: do not clean your floor within 72 hours of having it installed.

Put high-quality floor mats down at entrances that lead to your tile flooring. If these mats are used, they will prevent dust, dirt and sand from landing up on your floor and causing unnecessary wear on it.

It is a good idea to attach protective felt or pads to the legs of all furniture that stand on your ceramic tile flooring. This also applies to outdoor furniture on patios that are tiled, as the elements could cause metal patio furniture to rust and stain the floor.

If a tile breaks or gets damaged, get a professional to replace it.


Ceramic tile cleaning

Remember that finished and unfinished (glazed and unglazed) ceramic tiles need different cleaning products.

Glazed tile should be cleaned with a cleaning product that does not contain oil and that will be kind to the grout joints of your floor. A multipurpose spray cleaner that is not oil-based will be good for all glazed ceramic tiles, including wall tiles in bathrooms and showers.

Unglazed ceramic tile should be cleaned with a product that has a neutral pH balance but is concentrated and suitable for regular use.

Glass tile can be cleaned with any cleaning product that is recommended for glass or tile.



It is recommended that you mop your ceramic tile floor at least once a week with a damp mop in areas with mild traffic, and more regularly in rooms of your home or business that deal with a lot of traffic. Sweeping and then mopping your floor regularly will prevent dirt, grit and soil from damaging and dulling the floor through abrasion.

Ceramic tile cleaning do’s and don’ts

  • Sweep or vacuum the floor before you vacuum it to remove all debris.
  • Always use cleaning products that won’t damage the grout joints of your floors.
  • If you are planning on using scouring powder on your tiles, first test it on a small, hidden area.
  • Once you have mopped your floor with a cleaning product, also mop it with clean water to remove cleaning product residue.
  • Never use cleaning products that contain acid or bleach to clean your ceramic tile floors.
  • Don’t use wax or oil based cleaners or sealants for routine cleaning of your floors.
  • Don’t use scourers that contain metal on your ceramic tiles.
  • If you have unglazed ceramic tiles in your home, don’t use cleaning products that contain color.





Self-cleaning floors have unfortunately not been invented yet, so you will have to maintain your laminate flooring! However, this is a really simple task and the reward will be beautiful and durable floors that will grace your home for many years to come.



A good broom will suffice for normal sweeping of you laminate floor. It is important to keep dirt and dust off it, as those particles could result in abrasion and dulling the surface and therefore appearance of your floor. You could also use a vacuum cleaner without a beater bar instead, as vacuum cleaners have handy attachments that are helpful if you have dirt trapped between planks, along edges or in corners of the room.

It is a good idea to put doormats at entrances that lead to your laminate flooring and get family and visitors to wipe their dirty or wet shoes before stepping onto it. This way you won’t have to worry about dirt, mud or excessive water on your floor.


Mopping your laminated floor from time to time is recommended, but make sure that you do it with a damp and not a wet mop. It would also be good to wipe the floor dry with a clean cloth after mopping. There are specialist laminate floor cleaning products on the market as well, so enquire with your retailer or preferably check your manufacturer’s warranty, which should specify which products should be used.


Laminated flooring protection do’s and don’ts:

The cure for badly damaged laminated flooring is replacement, as it is impossible to sand and refinish it like solid hardwood flooring. Prevention is always better than cure, and cures also cost! Here is some information that will help you to maintain your laminate flooring so that you will be able to enjoy its beauty for a long, long time:

  • Don’t use soap-based detergents on your laminate floor. Don’t use ‘mop-and-shine’ products either.
  • Don’t ever use abrasive cleaners, scouring powder or steel wool to clean your laminate floor.
  • Don’t let water spills stand on your floor and don’t flood it with water or cleaning products when you clean it. If you use a cleaning product, use one that is recommended by the manufacturer.


  • Put glides or floor protectors on the bottom of furniture to protect your floor from scratching and abrasion. Also lift pieces of furniture instead of dragging it across the floor if you have to move them. Don’t drag other sharp objects across the floor either.
  • Watch out for stiletto heels on your laminate flooring. While it is unlikely that it will damage your floor, it is not entirely impossible.


Repairing laminate flooring:

Accidents happen. Part of your laminate flooring might get damaged due to some unfortunate incident, which would mean that you would have to replace a board or three. While a replacement might be of a slightly different dye color due to the original batch, and the texture might also differ slightly from what you first had installed, all will not be lost. Chances are that, over time and with usage, the replacement planks or squares will blend in with the rest of the floor.

If you have had your gorgeous hardwood floor installed and you are enjoying the feeling of pride and the warmth and elegance that it has brought to your home, you will want to keep your floor(s) as beautiful as possible. There are ways to do it if you know how! Here are some guidelines to help you do exactly that.


Preventing hardwood floor damage

Prevention is better than cure in general and it also applies to protecting your hardwood flooring.

Color protection: The color of any hardwood floor will change a shade or two or fade over time, just like the color of tree bark on a tree changes over time. Sunlight will accelerate fading and could even change the color of your floor permanently. Treating your windows to counteract the harmful rays of the sun by will protect your floor a great deal, while rotating furniture and rugs will help your floor to age uniformly.

Scratch protection: Your floor can get permanently scratched by heavy furniture that stands on it or gets dragged across it. A good way to prevent this from happening is to attach flannel protectors to the bottom of the legs of tables and chairs, and the bottom of all other furniture that you can.

Mats placed at entrances into the home or in doorways that lead to your hardwood flooring, will prevent tiny particles that can scratch your floor from being brought in by countless pairs of shoes. When you buy mats for this purpose, however, look for mats or rugs that are specifically made for hardwood floors and avoid rubber-backed or non-ventilated ones. Also shake the mats out frequently so that they don’t lose their effectiveness.

Believe it or not, but on occasion stiletto heels could cause dents in your wood floor depending on the type of flooring that you’ve had installed, while long nails of pets could scratch the finish. Thus, make sure both you and your pets watch your step and keep your pet’s nails trimmed.

Protection from water: If you have spilled water on your hardwood floor, wipe it up just to be extra careful. It is also a good idea to put water-resistant mats down in areas where water splashing is likely to happen, for example at a kitchen sink.

Put something that is water-resistant under the water and food bowls of pets, and wipe pet urine up immediately if your pet has a little accident. (Also wipe the ‘accident’ area with a damp cloth afterward.)


Hardwood floor maintenance helpers

If you don’t already have a high quality broom, this is the perfect time to obtain one. Dirt and dust particles can scratch your floor if enough pressure is put on them, so make sure you sweep your floor regularly to prevent this from happening.

A vacuum cleaner without a beater bar will make it easy to get in between your floor boards if they are beveled or if there are hairline spaces (for example during very hot seasons without much humidity). A vacuum cleaner also does an excellent job in hard-to-reach areas.

Stick to the professional cleaning products that are recommended by your flooring retailer and/or the manufacturer of your hardwood flooring. These will remove tough stains without damaging the finishing of your floor.

If your floor was installed with unfinished hardwood (where it had to be sanded and finished in your home), an 8×14” terrycloth mop is recommended. Cleaning your floor will be a pleasure then, especially if it has a rotating head that can effortlessly clean well along base boards, in corners and under cabinets.

About cleaning products

It is important that you use the products recommended by the manufacturer of your hardwood flooring as neglecting to do it, could void your warranty. Apart from this, these products are designed to maintain your floor’s finish and keep it beautiful for years to come. If you are unsure if you have bought the right product, check with your flooring retailer or test it in an area that is not very visible such as a closet or the pantry.


Hardwood flooring ays and nays

Clean sticky spots on your floor with a damp sponge or towel, avoiding excessive water.

Minimize water exposure to your hardwood floor as much as possible. Mops should not be unnecessarily wet and water should be wiped up if spillage has occurred. Remember that wood is a natural product and will expand if it gets wet. Water could also cause your floor to eventually splinter or crack if left unattended.

Use professional and recommended hardwood floor cleaner spray if you notice a scuff or heel mark on your floor. Professional flooring retailers will have it in stock, and you only need to spray a little on a cloth and rub the marks gently till they are gone.

Do not use wax on a wooden floor with a urethane finish.

Don’t use cleaners that are not approved by the manufacturer or retailer that you bought your flooring from, or any cleaner that won’t put a film over the floor.

Never use any cleaner that contains ammonia or oil soap on your wooden floor. These cleaners will make the finishing coat that protects your floor dull and will also make it more difficult to have it recoated should you want to have that done in future.


Refinishing hardwood flooring

After a good number of years you might want to have your floors restored to their original glory. Depending on the severity of the damage, you could need straightforward screening and recoating, or you could need sanding and finishing. This is how it works:

Screening and recoating: Screening of hardwood flooring is the process of getting rid of the polyurethane finish on your floor. After screening has been done, fresh coats of urethane are applied and voila! Your floor will look as stunning as the day it was first installed!

Sanding and refinishing: If the damage to your floor is quite extensive, you might need to have it sanded and refinished. This means that the floor will be sanded down to the bare wood and then refinished with the appropriate finish to make it look new. If you ever have to go this route, make sure you only allow a professional near your floor! Also remember that you could opt for replacement boards as well, resulting in you not having to have the entire area refinished.






There are almost as many hardwood flooring options on the market today as there are coloring pencils in a big set of coloring pencils, so one could really let your artistic side come out to play when choosing your hardwood species for your flooring! The marketplace not only offers American Classic hardwood species to choose from, but also Exotic or foreign imported ones.

You will see that each wood sample picture has a number below it. This is the Janka hardness number attached to the particular wood species. This number reflects how well the wood can resist dings, dent and wear, as well as how difficult it is to nail, sand, screw or saw the specific wood species. The higher the number is, the harder and more resistant the wood species is.

Hot water extraction vs. steam cleaning

Although there is an industrial cleaning process that is in fact steam cleaning, in the context of carpet cleaning, “steam cleaning” is usually a misnomer for or mischaracterization of the hot water extraction cleaning method. The hot water extraction cleaning method uses equipment that sprays heated water (not steam), sometimes with added cleaning chemicals, on the carpet while simultaneously vacuuming the sprayed water along with any dislodged and dissolved dirt. Many carpet manufacturers recommend professional hot water extraction as the most effective carpet cleaning method. Actual steam could damage man made carpet fibers or shrink natural fibers such as wool.

The primary advantage of the hot water extraction cleaning method is that effective cleaning is possible using only hot water, or hot water with very dilute detergent solutions. This avoids the problems associated with detergent residues that can remain in the carpet with other cleaning methods. Detergent residues on carpet fibers can attract dirt from the soles of shoes as people walk on a carpet, causing the carpet to become dirty again soon after cleaning.

Since the use of detergents and other chemicals is minimized or avoided altogether with the hot water extraction cleaning method, this method is advantageous for persons concerned about possible chemical exposure, especially for children crawling or playing on recently cleaned carpets. This method also minimizes concerns about breathing volatile chemical compounds that might be used in other cleaning methods.

The primary disadvantage of the hot water extraction cleaning method is that 100% of the water used cannot be removed. If poor water extraction is achieved, in conditions of high humidity, mold growth could occur or be exacerbated. This is not usually a problem with high end commercial water extraction equipment. Moisture left in carpets after cleaning will evaporate more quickly with ventilation, heating, air conditioning or dehumidification.

A variety of hot water extraction carpet cleaning equipment is available, with less expensive equipment marketed for purchase or rental by homeowners, and more expensive equipment used by professional carpet cleaners. The more expensive commercial equipment may employ a rotating high pressure spray and extraction disc. This allows the equipment to achieve many spray-extraction cycles independent of the forward or backward motion of the machine.

Hot water extraction carpet cleaning equipment may be a portable unit that plugs into an electrical outlet or a truck mount carpet cleaner requiring long hoses going from the truck or trailer to the room requiring cleaning. Truck mounted equipment is advantageous where electricity is unavailable (e.g. for cleaning premises where the electrical service was terminated when the premises were vacated by a departing tenant.) Truck mount carpet cleaning may be unsuited to premises distant from a driveway or road, and hoses may need to pass through windows to reach upper floors of a building. Hoses needed for truck mount and professional portable carpet cleaning may present an inconvenience or tripping hazard to users of hallways, and pets or children can escape through doors that must be left ajar for hoses. Heated or air conditioned air will also escape from buildings when doors are left open for hoses. This could create a significant waste of energy in some climates. While truck mounted carpet cleaning equipment minimizes noise in the room being cleaned, truck mounted carpet cleaning equipment may cause noise and air pollution offensive to neighbors and may violate anti-idling bylaws in some jurisdictions. However truck mounted cleaning is much faster than portable equipment and extra heat and power can give better results and faster drying times.

In high-pressure hot water extraction (“steam cleaning”), after preconditioning, with alkaline agents such as ammonia solution for synthetic carpets or acidic solution (such as vinegar solution) for woolen carpets, and agitation with a grooming brush or an automatic scrubbing machine, a pressurized manual or automatic cleaning tool (such as a wand) passes over the surface several times to thoroughly rinse out all pre conditioner, residue, and particulates. If an alkaline detergent is used on a woolen fibre, use of an acetic acid solution will restore neutral fiber pH. The acid rinse thus neutralizes the alkaline residues, and can contribute to softening cleaned fabrics.

The steam-cleaning system uses detergent-based solutions.The surface is saturated, typically taking 12–24 hours to dry. Some carpet-cleaning solutions are carbonated to dissolve organic material more effectively. Beyond these treatments, anti staining and anti soiling products can be applied by the carpet owner, and have for this reason become recognized in the carpet-cleaning industry as some of its biggest profit centers.

Truck mount steam carpet cleaner

Extraction is by far the most important step in this process. Since the hot-water extraction method uses much more water than other methods like bonnet or shampoo cleaning, proper extraction and air flow are critical to avoid drying issues. Drying time may also be decreased by extra use of fans, air conditioning, and/or outdoor ventilation.

Older surfaces, such as double jute-backed carpets and loose rugs with natural foundation yarns, could shrink after a wet treatment, leading to suppositions that wet-cleaning could also remove wrinkles. However, this notion is antiquated and this method could also occasionally tear seams or uproot strips. Newer carpets, such as with synthetic backing and foundation yarns, do not shrink, and they smooth easily; in such carpets, wrinkles indicate an underlying problem, such as adhesive, that may need a certified carpet inspector to determine.

Wet-cleaning systems naturally require drying time, which has led to customer fears and concerns about very slow drying, the risk of discoloration returning during drying, and odors, bacteria, fungi, molds, and mildews. Balancing the need for rapid drying (attributable to lower flow rate through the cleaning jets of a spray system) and the need to remove the most soil (attributable to higher flow rate) is a key technique that must be mastered by carpet-cleaning technicians.

Pre treatments similar to those in dry-cleaning and “very low moisture” systems are employed, but require a longer dwell time of 15 to 20 minutes, because of lower amounts of carpet agitation. Ideal pre treatments should rinse easily and leave dry, powdery, or crystalline residue that can be flushed without contributing to re-soiling.

AC2 – General residential use: This rating signifies that the flooring is apt for general home flooring use such as dining rooms and living rooms too.

AC3 – Heavy residential and moderate commercial use: This rating implies that the laminate flooring is suitable for all residential uses as well as light commercial use like hotel rooms and small offices.

AC4 – General commercial use: Laminated flooring with this rating is apt for all residential and normal commercial properties, including big offices, boutiques and cafes.

AC5 – Heavy commercial use: An AC5-rated laminated floor indicates that the flooring is suitable for use for all residential as well as heavy commercial use, inclusive of department stores, public buildings and the like.

  1. Move all small and breakable items (Example: ash trays, vases, dishes, small furniture
    and accent items).
  2. Move all plants and aquariums.
  3. Empty any hutches and/or books.
  4. In bedrooms – strip bedding and remove all items from closet floors. Drain and remove water beds.
  5.  All audio-video equipment and computer components; ire to be disconnected and moved. We are not responsible to disconnect or reconnect any electronics.
  6. If doors must be cut, Buyer is responsible for making arrangements to have this done before the installers arrive. The Contractor will not cut off doors.
  7. Arrangements must be scheduled and coordinated in advance by the Buyer for removal and replacement of any large and heavy furniture and other objects, including, but not limited to,pianos, organs, grandfather clocks, water and pool tables.


  1. Your project may require that two or more pieces of material be seamed together. No seam is guaranteed to be invisible.
  2. Colors will vary from dye lot to dye bt in all materials.
  3. Quality Carpets Design Center accepts no responsibility whatsoever for any damage after
    installation of floor covering caused by, but not limited to, moisture, movement of furniture and
    appliances, cuts, indentations, i>r items broken during installment and not reported within 24
    hours.   After installation of any flooring in connection with the Project the contractor shall not
    be responsible for the repair of] any abnormal or unusual preexisting condition or subsequently
    or any other abnormal condition or subsequently occurring damage, including, but not limited
    to, cracked slabs damage, caused by these conditions.
